Five Steps to Getting Your Home on the Market

Daniel Island Kitchen

STEP 1: INITIAL CONSULATION

One of our experienced agents will meet you at your home for a thorough consultation. During this meeting, we will get to you know on a personal level and learn your goals in order to develop a customized plan for helping you achieve them. After a detailed walk through and on-site analysis of your location and specific property characteristics, we will perform a deep-dive market analysis to determine the next steps.

“When we decided to sell our Daniel Island home we knew that Island Park would be the brokerage we would want to represent us. They bring a wealth of experience and an understanding of the local market that few possess. I would highly recommend them to anyone thinking about buying or selling a house in the Charleston market.”

STEP 2: DETERMINE PRICING STRATEGY

It all starts with the right pricing of your home. Ready buyers have rejected what is currently on the market and are looking to buy now. It’s important that the home is presented in its very best condition and priced appropriately. We can help price your home correctly by first conducting a thorough market analysis. Testing the market by pricing too high will only make the competition look better. The higher we list above fair market value, the fewer showings we will have. When selling, time is not our friend.

“We have bought and sold many homes over the years and Island Park Properties is at the top of our list for a real estate professional. We give them our highest recommendation, without reservation to anyone selling or buying a home.”

STEP 3: STAGING & REPAIRS

Before we photograph your home, it’s of vital importance that we first stage your home. Staged homes sell for 7-10% more than others on the market. Our professional stagers can help you make small changes that allow buyers to see themselves in your home. Depersonalizing, de-cluttering, and reorienting spaces allow buyers to see themselves living in the home.

“What a seamless and easy process selling our mother’s condo. From the extremely accurate pricing review of the market to walking us through the selling and closing process, Island Park Properties team were so helpful. It truly felt like we were part of your family.”

STEP 4: PHOTOGRAPHY & VIDEOGRAPHY

When selling your home, selecting the right photographer is critical. Our photographers use wide-angle lenses, bring in lights to enhance photos, and shoot with multiple exposures so your home is featured in the best light. We additionally invest in post-photography production and add artistic twilight shots for home that have special appeal.

“Within a short amount of time, you sold my home on Daniel Island. Results do matter. What matters even more [to me] is the wonderful responsive and friendly relationship with your team during this process and the attention to details along the way. With a continuous stream of showings, you all managed to minimize disruption. There would be no hesitation in recommending you so that others would enjoy the professional experience you provide.”
