2020 Year in Review – Daniel Island Neighborhoods

I think we can all agree that 2020 was a year to remember! It was certainly unlike anything our team has ever experienced before. Amidst all the uncertainty in our world, the real estate market was a bright spot and outperformed most expectations. As you’ll see below, 2020 was a banner year for Charleston real estate.

2,058 homes sold in December in the Charleston region at a median price of $314,500 according to preliminary data released on January 20th by the Charleston Trident Association of Realtors® (CTAR).

In 2020, 21,826 homes changed hands at a median price of $300,000 in the region. In 2019, 18,615 homes sold at a median price of $277,765. This reflects 17% growth in the number of homes sold and an 8% increase in median price over 2019 figures.

Inventory data shows 56% fewer homes for sale over the last 12-month period, with 2,440 homes listed as “active” for sale in the CHS Regional MLS database at the end of the year—representing just 1.3 months of available inventory, a new record low.

The lowest priced single family home in 2020 was 7012 Schooner Street, which closed for $495,000.

The highest priced single family home in 2020 was 394 Ralston Creek Street, which closed for $4,250,000.

 

Townhomes – Price Range

The lowest priced townhome sale in 2020 was 1133 Thrower Street which sold for $201,187.50.

The highest priced townhome sale in 2020 was 22 Grove Lane, which closed for $922,000.

 

Condominiums – Price Range

The lowest priced condominium sale in 2020 is 130 River Landing Drive #9212 which sold for $141,000.

The highest priced condominium sale in 2020 is 108 Fairbanks Oak Allee #402, which closed for $1,330,000.

 

Vacant Land – Price Range

The lowest priced vacant land sale in 2020 is 494 Lesesne Street which sold for $260,000.

The highest priced vacant land sale in 2020 is 559 Old Compass Road on Captain’s Island, which closed for $2,895,000.
